Melissa M. Moran, CCIM, CRRP,  CPM, CSM | Vice President, CBRE

As a Fort Collins resident for more than 25 years, Melissa Moran is a retail specialist with CBRE’s Northern Colorado office. She currently represents more than 900,000 square feet of retail throughout Northern Colorado. Throughout her career, Ms. Moran managed three major retail centers in Northern Colorado and brings fifteen years’ experience in the shopping center industry and a keen understanding of lease negotiations, site selection and asset dispositions and acquisitions. Prior to joining CBRE, Ms. Moran was a regional director of a three million square feet shopping center portfolio throughout the West and Midwest for Bayer Properties.

Actively shaping the Northern Colorado retail market, Ms. Moran is involved with leasing Northern Colorado’s largest power center in the pursuit of national credit tenants and local operators. She is on the forefront of identifying and pursuing active tenants in the market and represents an expansive list of occupiers.

Outside of her retail transactions, Melissa is the 2020 Board President of the Colorado/Wyoming CCIM Chapter and the 2020 Board President of the Commercial Real Estate Women (CREW) Northern Colorado Chapter. She frequently speaks on retail trends and is an active faculty member of the International Council of Shopping Centers (ICSC).

Her passion for understanding the dynamic nature of retail, working with merchants, landlords and institutional partners translates into serving the interests and goals of her clients with attention to detail and excellence.

Cobey Wess | Vice President, SVN Commercial – Northern Colorado Division

Cobey Wess has served as a Senior Advisor for SVN in Colorado since 2009. She has established herself as a strong landlord representative and has great success with the sale of complicated multi-tenant investment properties.  Additionally, Cobey continues to demonstrate success in the sale and leasing of retail, office and industrial properties.

Cobey has an extensive background as an entrepreneur and business consultant marketing professional. In addition to owning and operating several businesses she served as a major account executive for Integrated Business Analysis, a multi-national business consulting firm. At IBA, Cobey worked with national assignments, which involved multiple industries, and involved facilitation of strategic planning.

Cobey’s experience in lease negotiations and commercial sales provides valuable experience from the tenant’s and landlord’s perspective. This experience, coupled with her business consulting history, provides an excellent background for helping companies of all sizes with their unique real estate needs.

Cobey earned her Bachelor’s degree in both Business Administration and Agricultural Business from Colorado State University in Fort Collins, CO. She is a licensed Real Estate Broker in the State of Colorado. Her real estate affiliations include the National Association of Realtors, ICSC (International  Council of Shopping Centers, CREW (Commercial Real Estate Women), Northern Colorado Commercial Association of Realtors, and Fort Collins Commercial Brokers Group.

Josh Guernsey | Partner & Co-Founder Waypoint Real Estate

As a partner and co-founder of Waypoint Real Estate, Josh provides comprehensive real estate brokerage development and consulting services in the Northern Colorado Community. His responsibilities include providing financial modeling and feasibility analysis for development projects, investment transactions, as well as tenant and landlord representation services. His role also includes strategic structuring of joint venture partnerships, procurement of debt equity capital and the pursuit of public/private partnerships.

Josh began his career with a regional commercial real estate firm based in Denver, Colorado, where his duties included providing market-based studies, asset valuation and feasibility consulting to investors, developers, lenders and municipalities. Josh went on to work with ProLogis, a leading global provider of distribution facilities and world-renowned real estate investment trust. While at ProLogis, Josh managed complex, institutional level transactions in the United States, Canada and Mexico as an acquisition, due diligence, disposition and financing analyst with a total deal volume that exceeded $3 billion. During his ten years as Partner at Brinkman Partners, Josh established a strong track record of successful investment, development and consulting projects while helping to build a multi-million-dollar company.

Josh is a Colorado Native that enjoys exploring what this great state has to offer with his family of five. He donates his time to multiple local charities including RamStrength, Colorado State University Everitt Real Estate Center and CHAMP. On weekends you can find him sipping on a craft beer at a local brewery.
